We Offer Two Packages to Choose From...


Stage 1

  • Evaluation & Recommendation(s)

    • Before Listing we want to make sure the Curb Appeal & Interior impression is competitive and memorable.
    • You can then determine what you wish to change/upgrade based on your professional opinion either through your own resources or ours. This process should take no more than 5-10days.
  • Market Analysis

    • 512-Society will perform a Comparative Market Analysis (CMA) to determine the most accurate rental rate is for your property based on Area, Sft, Amenities your rental offers, etc.
    • Once we agree on the price and a move in date, we will begin Stage 2 of marketing your property.

Stage 2

  • Professional Photos

    A Certified MLS/ Austin Board of REALTORS photographer is appointed to your property to take 15 of the best photos showcasing your property inside & out. These photos are fully edited and part of our services under this choice (This is at no additional cost).
  • Sign & Lockbox

    An Advertising “For Lease” sign is staked in the front of the property and a Combo Box/ iBox is placed on the front door handle. (Only licensed REALTORS and our Maintenance/ Preferred Vendors are given this code. Each of these people are Insured & Bonded)
  • Go “Live”

    • Listing the Property through the Multiple Listing Service as well as 50 ther Websites, Social Media accounts to get the most visibility in the market.
    • We will keep a log of all access requests from REALTORS as well as their clients feedback so we can easily report to you on Monday & Friday mornings.
  • Screening

    • We will screen ALL prospects through a rigorous process where we collect information pertaining to their credit, criminal, rental & employment history.
    • Once approved, we give prospective tenant 24 hours to pay the security deposit to “Hold” the property while we write up the Lease Contract (total time of 48hours will pass)

Stage 3

  • Lease

    • Once we get the Deposits we will write up a Lease Contract between you and your Resident(s) listing their pets, dependentas, all lease signers along with Addendums explaining additional rules & policies we have covered on your behalf through our Legal Team.
    • Once the residents have signed, (per our listing contract) we will execute the Lease with our signature and the lease will become binding to all parties (You & the Resident) The Lease will be uploaded to your portal via .pdf for use now or in the future
  • Accounting

    • We will process and take in all MOVE IN monies from the resident for the first month. We collect the Deposits/Fees + Rent/Fees. We will then process all of that out to you with a full ledger of the account for you to keep. We too will keep this information in our system for 7years.
    • Activate Tenant portal for Accounting + Documents, etc(this will be diabled once we close out the account)
    • We will inform the residents of your name & contact information as well as to contact you for all matters related to the property including payment of rent, maintenance requests, legal inquiries, etc.
  • Move In Day

    We will coordinate a move in day and time with residents based on Lease. No possession will be given before lease start date -No exceptions. They will be given access to our Photo Inspection Link the day of Move in, We verify Insurance and Utility account numbers. We will give them keys and all access remotes.
  • Renewal

    • We will renew your resident on your behalf one year later if you wish at a rate of $285.
    • We will re-run the market analysis to ensure you are getting market rate in rent as well as increase deposit/fees if needed and can perform a Property Evaluation if requested.

  • Maintenance

    • Our firm will assign, follow up and pay all vendors hired to perform service on your property.
    • ALL vendors are certified through our firm to ensure legal compliance as well as insurance/bond compliance.
    • We offer 24/7 maintenance hotline to all of our residents.
    • We manage all of the repairs, coordination, and payment - you don't worry about the headache of maintenance.
    • Your monthly statement as well as alerts come to you via your online portal and email for access ease.
  • Accounting/ Rent Collection

    • Owner/CPA/Bookkeeper will be given access to the Online Portal where you can track monthly statements, Schedule-E (tax form), 1099-Misc (tax form), and your Cash Flow details.
    • We collect rents, fines, fees, and manage all monthly expenses.
    • ACH rent monthly
  • Legal Compliance/Legal Services

    • If a resident does not pay the rent we will manage and cover the expenses on your behalf from the Eviction Petition up to the Writ of Possession $1150 value. (Damages and removal will be expensed to owners ledger minus the Security Deposit)

Stage 5

  • Renewal

    • Our firm stays up to date with residents who are coming up for renewal. We will run a Comparative Market Analysis and renew the resident if they're-qualify at the Market Rate.
    • A new Lease will be drawn up for another year (12mos) at a time.
    • You will see the Lease under your documents on your online portal throughout the years to come.

Stage 6

  • Turnover/ Leasing

    • We will manage the processes to moving out your resident. We insure full Move Out instructions are upheld.
    • We will process out the tenants security deposit within the 30-day legal time frame per the Texas Property Code.
    • Once the possession has been given to our firm by the vacating resident, we will begin a full Property Evaluation with Photos and Written Report + have the home re-keyed to stay in compliance with the property code.
    • Stages 1-3 Repeat themselves at this point (See Leasing)
